Directly opposite Vauxhall bus station, this site (1-9 Bondway and 4-6 South Lambeth Place) is located at the gateway to Lambeth. Given its important location, the redevelopment of the vacant and dilapidated former office buildings required the careful consideration of various strategic and aesthetic issues.
We were instructed to gain planning permission for the demolition of the buildings and redevelopment to provide a 148 bedroom hotel with a flexible commercial unit at ground floor level. The application was supported by robust marketing evidence to justify the loss of employment floorspace in this location and planning permission was granted in April 2011. This followed extensive discussions with the Council around the detailed design of the Bondway facade and the potential highways implications due to the proximity of the bus station.
Whilst Travelodge were joint applicants and the named hotel operator at the time of the application, Waitrose took the lease for the ground floor commercial unit shortly following the grant of planning permission. The development was completed in 2013 and both elements are now fully operational.
